Developers scale back village plans

Eateries, parking garage being cut

CRANBERRY TWP — The developers of the Village of Cranberry Woods are scaling back plans for the development, eliminating several restaurants, a parking garage and other buildings.

Ron Henshaw, director of community development for the township, said Monday that officials with the Madison Group have petitioned the township planning commission for the changes for the development to be built near Longtree Way and Cranberry Woods Drive on the south side of Route 228.

Henshaw said the developers previously planned to use all the space available, but have changed their philosophy to be “a lot more driven to apartments,” Henshaw said.

“The plan as it is currently approved is gigantic,” Henshaw said. “The new plans call for a third of what it was originally, so it’s obviously a lot smaller. It’s a big reconfiguration of things.”

The new plan, submitted to the planning commission Monday night, calls for an apartment complex with 290 residential units along with three townhouses.

There also will be several office buildings, a 10,000-square-foot hotel and a 40,000-square-foot fitness center.

The plan now will include one parking garage instead of two. It also will be without a village center that was supposed to hold common space and recreation areas, Henshaw said.

However, the scaled back development is still a positive for the township, Henshaw said since it is more tailored to residential use.

“One good thing is that the new plan is calling for much less impact on traffic,” he said. “We’re already in a congested corridor so a little less traffic doesn’t hurt.”

Henshaw added that he’s not sure why the developer is scaling back plans although he said it could have something to do with retaining walls that would have been included in the original plans.

“I really think the changes are about limiting the impact to the overall site,” he said.

The planning commission likely will vote on the proposal in February.
