$10 million property in Clearfield Township offers ‘opportunities’

For those looking for a more luxurious hunting experience or those with $10 million laying around, there is a property in Clearfield Township that could be just right.

Shilo Ranch, at 399 Cornetti Road, was built in 2003 with 18,000 square feet of living space. The property encompasses 423 acres with exotic animals such as axis deer, buffalo, ram, elk and fallow deer, as well as more than 250 trophy whitetail deer.

“There has been a larger amount of interest than we initially anticipated,” said listing agent Justin Kovach of Keller Williams Realty. “Unfortunately, we are unable to disclose any information regarding any potential offers, there are nondisclosure agreements in place which we have to comply with.”

Shilo Ranch is zoned for guided hunts and is listed as a business and residence, but the seller is open to offers for both situations, Kovach said.

“The property is currently used as both residential and commercial with the main focus being business,” Kovach said. “In addition to the hunting lodge, the property has many other ways to potentially generate income, such as a wedding venue, horse stables or rental property.”

The guided hunts include whitetail deer and exotic animals, Kovach said. There are both full-time and part-time staff working on the property to keep tabs on the wildlife that live there.

“The most unique feature of the property is its ability to offer so many opportunities,” Kovach said. “Its secluded and quiet for people who just want to get away and enjoy the outdoors.”

The living space has six bedrooms and seven bathrooms. Custom woodwork is featured throughout the home with wood that was imported from Africa.

It also looks over a 3-acre pond.

“I feel the property offers a unique opportunity because of the beautiful residence and the business opportunities,” Kovach said. “I feel that this business and/or residence is a great place for someone to enjoy and relax in Western Pennsylvania.”
