Cranberry Township supervisors to rule on proposed billboards in April
CRANBERRY TWP — The fight for the township’s skyline continues as the proposal for two billboards to be placed along Route 228 near the Interstate 79 off-ramp will not be decided until April 25 at the earliest.
Township supervisors heard plans for the conditional use application for two electronic double-sided billboards to be built along Route 228 near the I-79 route on Thursday, Feb. 29 at the municipal center during the agenda preparation meeting.
Wolfgate Devco LLC presented their request for exemptions to existing ordinance that would allow the real estate company to build two billboards on a single lot, allow for back-to-back signs to be separated by more than 36 inches, an exemption for the minimum distance from residential use or building and allow for four posts instead of the mandated single vertical steel or concrete post.
Tim Earle, one of the principals of Wolfgate Devco, addressed the board, saying their company qualified for a variance because they could provide “a more beneficial use” of the area than allowed by the current zone ordinances.
“What we are proposing is very appropriate based on the environment,” Earle said.
Earle said the real estate group qualified for the exemption based on the criteria set forth by zoning municipal code 28-1108, which grants variance under certain criteria such as unique physical circumstances of the proposed lot.
“This alternative we believe is a more beneficial use, its something that is more efficient, more attractive and more harmonious use that is forbidden under the zoning district,” Earle said.
The board voted for a continuation of the hearing to April 25 to allow time to review the information presented.
