627-home multi-use development plan tabled by Buffalo Township planning commission

A plan for a proposed multi-use development was tabled by Buffalo Township’s planning commission at their monthly meeting on Wednesday night, Feb. 5.

According to planning commission chairman R. Grant McConnell, representatives from developer Charter Homes & Neighborhoods still have some issues to work out with the 627-home Sparrows development, which would be located at the intersection of South Pike Road and Route 28 in the Town Center District.

“They have a few outstanding items they have to address,” McConnell said. “I believe the traffic study is still outstanding. They'll likely be back next month.”

As presented during Wednesday night’s meeting, the complex would consist of 20,000 square feet of commercial space, along with hundreds of single-family and townhouse dwelling units.

The existing property currently consists of agricultural, wooded and vacant land.

A formal sketch plan was submitted before the township supervisors in November 2024, which led to a tense meeting as residents expressed concerns about the rate of the township’s growth.
