Middlesex Township approves Sienna Village development plan

The Sienna Village development is one step closer to reality.

Middlesex Township’s board of supervisors approved a revised final land development plan and conditional use permit for a portion of the commercial and housing development. Sienna Village is to be located at the intersection of Weatherburn Drive and Route 228.

The plan calls for 54 townhomes on a 17.54-acre parcel of land, in addition to retail and commercial space.

This marks the third time this portion of Sienna Village — dubbed “B1” — has been given final approval by the township, with the first two coming in March 2021 and October 2022. After both previous acceptances, the developers chose to withdraw, modify and resubmit their plan.

At a zoning hearing board meeting in September, the developers asked for a variance to increase the number of townhomes from 49 to 54. This would increase the density of townhomes per acre of their plot to 4.4, above the township’s maximum. This variance was denied, largely due to concerns about the amount of additional traffic the increased density would cause if granted.

Township manager Jeffrey Winkle says that the addition of a traffic light to the plan eased the township’s fears and pushed it through.

“Yesterday’s approval is based upon the revised conditional use and final development plans and applications, which includes installation of a traffic signal at State Route 228 and Weatherburn Drive,” Winkle said.
