Zelienople Council approves two phases of Glade Run Development

ZELIENOPLE — Council members gave final approval for two additional phases of the Glade Run Development during a meeting on Monday, March 31.

Phase 3 of the project will usher in 59 single-family homes and 19 townhomes for a total of 78 dwelling units.

Meanwhile, Phase 4 will bring in 60 single-family units and 39 townhomes for a total of 99 residential units.

According to borough engineer Tom Thompson, “nothing has changed” with the number of units in the 7-phase plan.

Phases 3 and 4 will also be located just off Beaver Street. The street is being used for entry and exit points.

The project, which has been one of the most extensive in the borough’s history, intends to construct a total 411 residential units on 252-acres of land.

More than two years ago, the first two phases of the project were approved.

The first phase brought 24 single-family homes, 28 townhouses, a “clubhouse” and additional parking, which all have an entrance point on Beaver Street.

Phase 2 included 28 single-family homes.

Prior to those first phases being approved, borough council members, a community group dubbed “Citizens in the Know,” the developer’s engineers and the borough’s planning commission all formed a committee to best address any issues during the planning process.

In 2023, borough manager Andrew Spencer said, “It would be the last major parcel of ground (in the borough) that could be developed.”

As of now, there are no set dates for when construction on Phases 3 and 4 of the development would begin.

In additional business, council members authorized advertisement to hire a full-time laborer for the borough’s public works department.
