Adams Township gives Pines of Myoma development final site approval
ADAMS TWP — Supervisors gave final approval to site plans for the Pines of Myoma residential development during their meeting Monday night, July 22.
The development would consist of 17 single-family residential lots on 32 acres off Myoma Road, on land across the street from the Myoma Woods neighborhood. According to Jonathan Garczewski of Gateway Engineers, who spoke on behalf of the property developers Monday, each of the lots would measure at least an acre in size and sell for more than $200,000.
The development has been in the works since September 2023, with the eponymous Pines of Myoma LLC company having been formed in August 2023.
Township supervisors granted preliminary approval for the site plan in January. According to Garczewski, not much changed on the plan in the intervening six months.
“Nothing's really changed. We did all the final design and received the engineer’s approval,” Garczewski said. “We’re maintaining the same character as far as only clearing trees associated with the home sites themselves, as well as road right of way and stormwater facilities.”
During Monday night’s meeting, the developers put forward a modification request for one of the trails on the site plan for the development. This modification called for this trail to be left partially unpaved, with the rest consisting of crushed gravel. After criticism from the board of supervisors, the developers withdrew the request.
“As presented, (the trail) would have been partially paved, partially crushed limestone,” said township supervisor Darryl Brandon. “We said, ‘No, that is not acceptable.’ Now it is going to be 100% paved.”
