CRANBERRY TWP — Supervisors approved a resolution that granted preliminary land development and conditional use approval for the Graham Planned Neighborhood Development at a meeting on Thursday, Nov. 7.

The plan is broken up into seven phases and calls for construction of 407 residential units off Glen Eden and Unionville roads on approximately 86 acres.

Members of the township’s Planning Advisory Commission thoroughly vetted the project after listening to initial presentations in recent months.

They recommended several modifications throughout that process that were adjusted by the developer.

One of those changes was to install stormwater basins within the 50-foot perimeter buffer along roads that include Glen Eden, Unionville and the Pennsylvania Turnpike.

“They upgraded those, and the developer is going to put in landscaping and trees,” director of planning and development services Ron Henshaw said of the new basins that will be incorporated. “They can cut the grass within them, and they can become a feature of the development.”

Another modification focused on standards for lot and yard sizes for individual developments.

The planning commission had reservations regarding the width of each lot and the setbacks for each space.

“There were certain things that the bulk and area standards did not meet like lot width, setbacks and so forth,” Henshaw said. “The developer was asking to reduce the length of those spaces. They’re just making them more compact. Making it more compact was what the ordinance was about anyway.”

The developers also made plans to install granite curbs around the property instead of the typical concrete curbs.

“They’ve done that in every plan,” said Henshaw. “It’s sort of a signature thing for them. That was an easy one for us.”

The final approval of phases one, two and four of the project will be on the agenda at the next supervisors meeting.
