Cranberry Planning Commission approves changes for two residential developments
CRANBERRY TWP — Members of the planning commission recommended approval for land development applications for two residential developments during a meeting on Monday, Feb. 24.
The Crescent Development, a three-phase project by Charter Homes located off Cool Springs Drive on about 115 acres, received approval for both a revised preliminary development and a Final Phase 2 Land Development.
The preliminary land development increased the number of residential units from 110 to 127 and decreased the number of future Phase 3 residential units from 219 to 205.
Meanwhile, an application for the final land development details that there will now be 127 residential units on about 35 acres for Phase 2.
One of the most notable changes within the second phase of the project is the installation of 2 new miles of walking trail that will wind through the wooded areas of the development.
Ron Henshaw, Cranberry’s director of planning and development services, noted the township owns property just to the north of the development and could choose to extend that trail network at any point in the future.
Developer Anthony Faranda-Diedrich also presented new plans that would beautify the boundaries of the property, specifically near Fox Run Road. He affirmed that any vegetation that would be disturbed while marking the property line during the second phase would be fully restored.
The Summerwind Residential Development also received a recommendation for approval for its final land development application.
That application lays out the final plans for 66 townhouse units along Freedom Road on about 6.75 acres.
After hearing from residents who said they were concerned about privacy during a public hearing, supervisors requested a 6-foot vinyl fence be built around the perimeter of the property.
Freedom Road already has a street wall in place, so the developer agreed to a plan that will construct a fence around the other three sides of the development, which will provide privacy to homes on LaPorte Court, Greenwood Drive Extension and Bucks Road.
Township supervisors will be asked for approvals regarding both residential developments at an upcoming meeting.
