Sparrows development tabled again in Buffalo Township

For the second month in a row, the Buffalo Township Planning Commission tabled plans for the proposed Sparrows development, which would be located at the intersection of South Pike Road and Route 28 in the Town Center District.

The development, spearheaded by Charter Homes & Neighborhoods, would be a mix of residential and commercial space, with 627 single-family and townhouse dwelling units planned, as well as 20,000 square feet of commercial space. Currently, the property consists of undeveloped wooded land.

R. Grant McConnell, planning commission chair, says that the main hang-up is the development’s sewage plans, which are still being examined by the Municipal Authority of Buffalo Township.

“They had submitted plans to the municipal authority, and the authority is still looking at those plans,” McConnell said. “They’re doing a high-level review, and they have some questions and concerns about the sewer setup. So Sparrows, Charter, and the municipal authority are working through those issues currently.”

The Municipal Authority of Buffalo Township is a separate body which is responsible for providing the township with water and sewer services.

According to McConnell, the planning commission may approve the Sparrows plans as soon as their meeting next month. However, he says that Sparrows will be on the agenda for the supervisors meeting on Wednesday, March 12, as the developers seek a conditional use permit.
